Terms & Conditions

1. Introduction & Definitions

These Terms & Conditions set out the rules for booking and staying with Select Serviced Accommodation Ltd (“We”, “Us”, “Our”). By booking with us, you (“Guest”) agree to these terms.

2. Nature of Agreement (Licence to Occupy)

All bookings are a temporary licence to occupy and do not create tenancy rights. Guests acknowledge that:

  • They do not have exclusive possession of the property.
  • The accommodation is temporary for the dates confirmed.
  • We retain full management rights and may access the property for inspection, maintenance, or emergencies.

Any attempt to claim primary residence or similar rights is a breach of these terms and will result in immediate eviction.

3. Bookings & Payments

All bookings are confirmed by email. You must pay as follows:

  • Bookings made less than 14 days before arrival: full payment required upfront.
  • Bookings made 14 days or more before arrival: full payment must be received 14 days before arrival.

Failure to pay on time may result in cancellation and forfeiture of any initial payments.

Payment Methods

We accept Visa, MasterCard, Switch, and Delta. Bank transfers must be net of all charges. Payments must be in GBP.

Late Payments

Payments not received by the due date incur £50 per day late fee. Non-payment within 24 hours of demand may result in termination, lockout, and storage of belongings at £75/day.

4. Security Deposit

A refundable deposit of £250 is required. It covers damage, extra cleaning, or breach of terms. Failure to maintain an active deposit will result in booking cancellation.

5. Check-In & Check-Out

Check-in is from 15:00. Check-out is by 11:00. Late check-out may incur a full day’s charge unless agreed in advance. Keys, fobs, and parking cards must be returned upon departure.

6. Cancellations & Refunds

Cancellations must be in writing. Policies:

  • 14+ days before arrival: bookings refundable unless otherwise stated.
  • Within 14 days: non-refundable; we may charge for the full booking at our discretion.
  • Non-refundable bookings: payment is taken at booking and cannot be refunded.

7. Use of the Property

  • No parties or events that disturb neighbours. Violations may result in eviction without alternative accommodation.
  • No pets unless authorised; additional cleaning fees may apply.
  • Strictly non-smoking, including balconies. Specialist cleaning charges may apply if violated.
  • Guests are responsible for the number of occupants as stated in the booking.

8. Facilities, Services & Fair Usage

Apartments are furnished and include kitchen appliances, broadband, linen, towels, and bi-weekly cleaning. Additional charges apply for extra cleaning, pay-per-view content, and excessive utility use.

Illegal internet use will result in suspension of service.

9. Liability & Insurance

We cannot be held responsible for loss or damage to personal belongings or vehicles. Guests should ensure they have adequate insurance. Our maximum liability for breach of these terms is £1500, except for personal injury, death, fraud, or where prohibited by law.

10. Maintenance, Access & Viewings

We may enter the property for maintenance, safety checks, or viewings, providing 24 hours’ notice when possible. Emergencies (fire, flood, gas leak) may require immediate access.

11. Lost Property & Additional Charges

Items left after checkout are held for one month; food is disposed of immediately. Credit card details are taken for additional charges like extra cleaning or damages.

12. Health & Safety

  • Guests must follow fire safety procedures and keep fire exits clear.
  • Guests must use appliances per manufacturer instructions.
  • Guests are responsible for their own belongings and for not creating hazards.

13. Code of Conduct

No nuisance, illegal activity, or damage to neighbours or the property. Controlled substances as per law are prohibited.

14. Alterations by Guest

Requests to change dates or apartments will be accommodated where possible. Shortened stays may be charged according to price bands.

15. Alterations or Cancellation by Us

We may occasionally change apartment location, postal number, or price before final payment. You have 48 hours to accept; otherwise, a full refund will be issued.

In exceptional circumstances, we may cancel a booking and offer an alternative or full refund.

16. Privacy & Data Protection

We collect personal information (passport, payment, contact details) to process bookings. Data is stored securely and not shared except for auditing or legal purposes. By using our website and services, you consent to our privacy practices.

17. Law & Jurisdiction

These terms are governed by the law of England and Wales. Disputes will be handled by the Courts of England and Wales.
